  <description>&lt;strong&gt;URL:&lt;/strong&gt; &lt;a href=&quot;http://firstrecruitment.co.uk&quot;&gt;http://firstrecruitment.co.uk&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Description:&lt;/strong&gt;&lt;br /&gt;&#9;&lt;p&gt;Our client is seeking a Property Manager to manage the tenancies of a group of properties from the commencement of each tenancy until the property is returned to the owner. &lt;br /&gt;&#10;&amp;nbsp;&lt;br /&gt;&#10;&lt;strong&gt;Main Duties: &lt;/strong&gt;&lt;br /&gt;&#10;&amp;bull; Checking landlords&amp;#8217; management instructions on the database, revising when required.&lt;br /&gt;&#10;&amp;bull; Completing a property management checklist and reviewing documentation held on file.&lt;br /&gt;&#10;&amp;bull; Adhering to landlords&amp;#8217; instructions.&lt;br /&gt;&#10;&amp;bull; Receiving and filing inventories and Schedules of Condition.&lt;br /&gt;&#10;&amp;bull; Issuing instructions for management inspections and reporting to landlords following inspections.&lt;br /&gt;&#10;&amp;bull; Issuing instructions for safety inspections including gas safety checks. Organising for remedial works to be completed on a timely basis.&lt;br /&gt;&#10;&amp;bull; Issuing instructions for safety Energy Performance Certificates as instructed by the landlord and/or Lettings Department&lt;br /&gt;&#10;&amp;bull; Advising landlords/managing agents of want of repairs. Obtaining estimates, issuing works orders, paying invoices.&lt;br /&gt;&#10;&amp;bull; Processing insurance claims.&lt;br /&gt;&#10;&amp;bull; Dealing promptly with correspondence, telephone calls, and personal visits from landlords and tenants.&lt;br /&gt;&#10;&amp;bull; Receiving End of Tenancy Reports, advising landlords and tenants of charges on tenants&amp;#8217; deposit for cleaning, repairs, or replacements.&lt;br /&gt;&#10;&amp;bull; Advising utility companies of tenancy changes and of meter readings at the end of tenancies.&lt;br /&gt;&#10;&amp;bull; Ensuring that the diary is kept up to date to monitor outstanding matters.&lt;br /&gt;&#10;&amp;bull; Reporting any complaint or legal letter/notice to a Joint Managing Director and the Regional Director immediately upon receipt.&lt;br /&gt;&#10;&amp;bull; Liaising closely with letting offices and client account departments.&lt;br /&gt;&#10;&amp;bull; Responding immediately to any lack of security or essential services, or any danger to tenants or the public associated with landlords&amp;#8217; property.&lt;br /&gt;&#10;&amp;bull; Forwarding landlords&amp;#8217; mail.&lt;br /&gt;&#10;&amp;bull; Ensuring that appropriate charges are made for all services rendered.&lt;br /&gt;&#10;&amp;bull; Releasing or forfeiting deposit monies to ex-tenants.&lt;br /&gt;&#10;&amp;bull; Serving appropriate notices.&lt;br /&gt;&#10;&amp;bull; Monitoring housing benefit payments, where appropriate.&lt;br /&gt;&#10;&amp;bull; Amending financial data following extensions and checkouts.&lt;br /&gt;&#10;&amp;bull; Posting miscellaneous fees.&lt;br /&gt;&#10;&amp;bull; Dealing with insurance renewals.&lt;br /&gt;&#10;&amp;bull; Dealing with landlord statement queries.&lt;br /&gt;&#10;&amp;bull; Providing the highest levels of service to all customers and colleagues.&lt;br /&gt;&#10;&amp;bull; Where the tenant and landlord wish to extend, negotiating rental increases, additional clauses to agreements and term of extension, and preparing extension agreement paperwork. Ensuring that extension agreements are signed and returned.&lt;br /&gt;&#10;&amp;bull; Where the tenant or landlord does not wish to extend, preparing check out paperwork, instructing property inspector, and either replacing property on Lettings Consultants&amp;#8217; books for re-let or withdrawing property (as per landlord&amp;#8217;s instructions).&lt;br /&gt;&#10;&amp;bull; Where the tenant wishes to instigate notice, informing the landlord and instructing check out as above.&lt;br /&gt;&#10;&amp;bull; Achieving and maintaining relevant industry qualifications.&lt;br /&gt;&#10;&amp;bull; Daily banking and branch petty cash.&lt;br /&gt;&#10;&amp;bull; To help cover the lettings department and carry out rental assessments and completions when necessary.&lt;br /&gt;&#10;&lt;br /&gt;&#10;It is essential that you have a full clean driving licence.
